Pricing Structure

Our quotations are based on a fixed price for the agreed scope of work, calculated using realistic time allowances, preparation requirements, labour, and materials where specified. This provides clarity and certainty on the total project cost.

For smaller jobs, maintenance work, or where the scope cannot be clearly defined in advance, work may be carried out on a day-rate basis, which will be agreed in writing before work starts.

Scope of work

The quotation covers only the work specifically listed. Any additional work requested, or work required due to unforeseen issues such as poor existing surfaces, hidden defects, or changes requested once work has begun, will be discussed and priced separately before proceeding.

Variations and additional work

Any work outside the agreed scope will be charged at our standard day rate, unless otherwise agreed in writing.

Booking and deposits

To secure your booking and confirm the start date, a 10% deposit is required. The deposit will be deducted from the final invoice.

Pricing changes

Please note that our day rates have increased since 1st January 2026. Quotes issued in 2025 for work carried out in 2026 are subject to this increase unless a deposit has been paid to secure 2025 pricing.

VAT – From end of January 2026, VAT will be added to invoices in accordance with HMRC requirements.

Payment Terms

Projects under £1,000

A 10% deposit is required to secure the booking. The remaining 90% balance is due on completion of the agreed work.

Projects over £1,000

For larger projects, staged payments apply as follows:

  • 10% deposit to secure the booking
  • 40% payable before the agreed start date
  • 50% payable on completion of the agreed work

Larger or longer projects

For projects that run over multiple weeks or exceed £3,000, an additional stage will be introduced as follows:

  • 10% deposit
  • 30% on start
  • 30% at the agreed mid-point
  • 30% on completion

All payment stages and amounts will be clearly outlined in the quotation and must be paid in line with the agreed schedule.

Cancellations and rescheduling

Once a booking has been confirmed and a deposit paid, diary time is reserved exclusively for your project.

Cancellations

  • Cancellations made more than 14 days before the agreed start date will receive a refund of the deposit, less any materials already ordered.
  • Cancellations made within 14 days of the start date will result in the deposit being retained in full
  • Cancellations made within 7 days of the start date, or once work has commenced, may be charged up to 50% of the total project value to cover lost time, labour, and materials.

Rescheduling

  • Requests to reschedule made more than 14 days before the start date will be accommodated where possible, with the deposit carried forward.
  • Rescheduling requested within 14 days of the start date may incur additional charges to cover lost diary time.
  • Rescheduling requested within 7 days of the start date will result in the deposit being forfeited, and a new deposit will be required to secure a new date.

Delays outside our control

If work is delayed due to lack of access, unfinished preparatory work by others, or circumstances outside our control once we are on site, we reserve the right to charge for lost time at our standard day rate.

Preparation and access

Clients are responsible for ensuring reasonable access to the property and that work areas are clear prior to the start date. Delays caused by lack of access or preparation may result in additional charges.
